Oak Square YMCA- Director of Facilities- Full time/ Exempt in Brighton, Alabama

Position Type: Full-time Exempt
Reports To: Regional Facility Director
Position Summary: This position is primarily responsible for the physical condition of the Oak Square YMCA. This position is responsible for all mechanical equipment functions and operations of all property, including, but not limited to, HVAC, grounds, cleaning contractors, electrical and plumbing. Additional responsibilities including ensuring that routine maintenance is performed and that all facilities are clean and safe for the public, and functioning properly.
 
Essential Responsibilities/Principle Activities:
Provide excellent member service by exceeding member expectations.
Engage in active listening with members and staff in order to build relationships, understand individual's goals and interests, and take the initiative to assist in the achievement of those goals.
Report to and work closely with both the Regional Facility Director and Director of Operations to establish maintenance and capital improvement priorities.
Maintain and keep update facility due work order data base. Check daily for new work orders and organize your day around the priority of the work orders.
Responsible for contracted work to be accomplished by contractors (i.e., janitorial, HVAC, boiler, snow removal/lawn maintenance, exercise equipment maintenance) and for overseeing the work.
Responsible for insuring that the physical operations of the YMCA are at all times properly permitted by the towns and state authorities
Oversee maintenance of YMCA vehicles (i.e. oil changes, seat belt maintenance, body work) and will maintain gas/oil logs for each vehicle.
Responsible for policing the main site's grounds and parking lot daily.
Regularly (daily) inspect proper function of all major HVAC, electrical, and plumbing equipment.
Maintain pool pumps and mechanicals working closely with the Director of Aquatics.
Develop and maintain a prevention maintenance schedule for all serviceable HVAC, electrical and plumbing equipment with emphasis on developing programs for corrective action and reduction of any waste or excessive costs. Perform scheduled maintenance on all equipment based on the manufacturers' recommendations and operation manuals.
Maintain maintenance log on all major mechanical equipment and facility work
Supervise and evaluate all cleaner/janitorial service contracts.
Responsible for hiring and termination of maintenance staff with approval of supervisor
Supervise community service and facility volunteers and instruct them in the various tasks required to perform their duties.
See that adequate operating supplies are on hand and requisition material for special construction or maintenance projects; see that each item is inventoried and stored properly.
See that the mechanical areas, shops, and storage areas are clean and neat.

Education and Experience:
? 5+ years experience in maintenance and cleaning
? High School diploma
? Experience with supervision and management of staff of varying abilities.
Physical Demands:
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. Most work requires some lifting, whether heavy or light. When traveling, it is a challenge to pack everything that is needed.
Work Environment:
? The noise level in the work environment is usually moderate.
? Some weekend and evening work is expected. Hours are as assigned and on call 24 hours per day for facility related emergencies
